Selling JA ("we", "us") is a Jamaican real estate team. This page explains what information we collect when you use our website, how we use it, and the choices you have. We keep it in plain language on purpose.
Information you give us
When you send an enquiry through our forms or the chat assistant, we ask for your name and WhatsApp number, and optionally your email address. Depending on what you are looking for, we may also collect your preferences, such as budget, preferred areas, property type, bedrooms, timeline, and how you plan to finance a purchase. We collect this so our team can contact you and help you find, sell, or rent a property. That is the only reason.
If you chat with Melissa, our virtual listings assistant, the messages you type are processed by an artificial intelligence service so she can answer you. Please do not type sensitive personal information into the chat that is not needed for your property search.
Information collected automatically
Like most websites, we use analytics to understand how visitors use the site, so we can improve it. This includes pages visited, searches made, listings viewed, and general technical information such as device type, IP address, and approximate location. We use two analytics services: PostHog and Microsoft Clarity.
These services also record how visitors interact with pages (sometimes called session replay), including mouse movement, scrolling, and taps. Anything you type into a form is masked in these recordings. We do not see your name or number in a replay, only that a form was filled in. We use these recordings to find and fix problems with the website.
We do not use your information for advertising, and we do not sell your information to anyone.
Who we share information with
We share information only with the services that make the website work:
- PostHog and Microsoft Clarity, for the analytics described above.
- OpenAI, which powers the chat assistant's replies.
- Meta (WhatsApp), which we use to notify our team when you send an enquiry, and to contact you on WhatsApp if you have asked us to.
- Google (Google Sheets), where our team keeps its enquiry list.
- Elfsight, which displays our Instagram feed on the page. The Instagram feed is provided by a third party and may collect usage data of its own.
These providers process data on servers outside Jamaica, mainly in the United States. Property listing information shown on this site comes from the Jamaican MLS listing feed and is not personal information about you.
Cookies and similar storage
We use a small amount of browser storage for two things: analytics (so a returning visitor is not counted as ten different people) and remembering your place on the site, such as your search filters while you browse. We do not use advertising cookies.
Keeping your information, and your choices
Enquiry details are kept so our team can follow up with you and keep a record of the conversation. If you would like us to update or delete your information, contact us using the details below and we will do it. You can also simply ask us on WhatsApp when we reach out.
We take reasonable technical steps to protect the information we hold, and we handle personal information in line with the Jamaican Data Protection Act.
Changes to this page
If our practices change, we will update this page and the date at the top.
